there has to be a lender out in this country that will help us get a home loan.. I see many people with foreclosure .. and car repod.. and they get a home.. i need to know who to go to? I know subprime lending.. HELP .. i need info about full spectrum lending? What about fannie mae? what about FHA? I know it will be high interest rate.. we understand that.. Right now we have v ery good income and want our own home.. We are renting now where my kitchen ceiling is falling down. my toilet takes almost a hour to fill up.. and the roof leak so bad we have 2 buckets on the floor in my son room.. and the slum lord lives in a VERY nice home.. Has the money to fix this ..BUT DOESNT>. I NEED HELP.. realtors are no help when it come to this..

" My suggestion to you would be to gather up all your bills, add up what you owe. Then add up all the income that you and your husband bring in each month. This will give you an idea of what kind of mortgage you can afford.
You can apply for a mortgage with any bank or mortgage company. They will tell you if you qualify or not.
Remember that what you pay for rent will not be the same as paying your own mortgage. Make sure to add in property taxes and house insurance , that can add a couple of hundred dollars to your monthly mortgage, depending on where you buy a house.
The mortgage rate you will be given will be based on your credit report .
If you have alot of credit card debt , this could create a problem for you, sometimes you can incorporate credit card bills into the mortgage and have one monthly payment to cover everything. I would not suggest this unless you have a way to pay down your mortgage earlier by adding an extra payment a year .
With so many options available to first time home buyers, you should seriously contact many mortgage brokers and banks . The info is free for the asking , so take the time to ask as many questions that you can, if you don't know what to ask, get a family member or friend that has been through the process to help you . Do not jump at the first offer you get, take your time , do your homework, the end result will be worth the wait. Good luck "
